I believe that a perfect paint job starts with detailed prep work. I know that a taped line will always be straighter than a hand-cut line. I make sure to cover anything that could potentially get overspray on it. In the painting industry, prepping often accounts for most of the work.
I mostly use latex paints, as they are often superior to oil-based paints. However, I use oil-based stains and primers because I believe they are superior to latex for their bonding and stain-blocking properties. Each application has different requirements depending on the substrate. Lacquer clear is the most durable option for stained interior wood.
I use a modified pad with wheels to cut in interior walls. This is the best way to achieve a perfect edge, I then use a small roller for the corners and a large roller for the field. I will use a brush on an exterior or for tight spaces.
I almost always apply two coats unless it is a refresh. The reason for two coats is to ensure proper coverage and a uniform sheen. If you apply only one coat of paint over primer, the body and sheen will be absorbed, resulting in an uneven appearance and inadequate protection.

This depends on the ground I am working on. I avoid risking ruts in lawns or damage to sprinkler systems. I use lifts only when working on blacktop or concrete.
